Since
it was established in 1989 Ashoka Builders
has crossed many a milestone in its pursuit of excellence,
quality and elegance in the building industry. In
less than a decade, the company has built eleven
commercial and residential complexes in strategic
places in twin cities like Adarsh Nagar, Barkatpura,
Masabtank, Sardar Patel Road. They also have
projects underway in Banjara Hills, Ashoknagar,
Begumpet, Kundanbagh.
N. Jaiveer Reddy, a civil engineer with
an experience spanning two decades in the construction
industry is the dynamic force behind the company.
K. Laxma Reddy, a ground water development
specialist, S.S. Quadri, a former chief
engineer are the managing partners of Ashoka Builders.
Besides them, there are six other partners. All
the buildings constructed by Ashoka are designed
as per vaastu and has ample parking area,
impressive atriums and elevators. Most of the projects
taken up the company are on a joint developmental
basis with landlords. All the projects are built
on the land having clear titles and as per HUDA
regulations.
The
occupants list in the various competed projects
of Ashoka Builders include multinational and national
companies like KLM Airlines, Healtheon India
Pvt. Ltd (USA Co), Canon India, Global Trust Bank
Administrative Office, Countrywide Finance, BHEL
(GE Gas turbine), Sirpur Paper Mills, Skypack.
The quality maintained and satisfaction of the
customers fetched the company the Best Builder
- Building Matters Project Award in 1995. The
Indian International Council for Industries and
Trades conferred the Rashtriya Nirman Ratna
Award on Jaiveer Reddy in 1999 for the aesthetic
and impressive construction of Ashoka Boppal
Chambers on Sardar Patel Road, in Secunderabad.
Jaiveer
Reddy, spoke about his company and his views on
the present status of the real estate market in
Hyderabad in an exclusive interview to hyderabad-best.com.
Excerpts.
Congratulations for receiving the prestigious
Rashtriya Nirman Ratna Award. Thankyou. It was presented
to me in 1999 for our Ashoka Bhoopal Chambers. How
did you enter this field?
I got my Civil Engineering Degree from Osmania
University and joined Andhra Pradesh Construction
Corporation. In 1983 the Corporation was closed
down due to heavy losses. So I lost my job. I relied
on my engineering experience and started Ashoka
Builders with friends.
Why are you opting for joint development arrangement?
For buying the land outright, we need more funds.
If we buy the land, we have to wait for at least
a year to get all the clearances to take up the
work. We have to pay huge interest for this delayed
time. This is the reason we are opting for joint
development with the landlords.
Who are your consultant architects?
We have the best group of consultant architects
like Uppal Ghosh Associates from Delhi, Vimal
Narayan from Banglore besides Chandra Shekhar of
Genesis and Sudheer Associates of Hyderabad.
What brands of cement do you prefer to
use for your projects?
Now we are using Fletcher Ready Mixed Concrete
for slabs and columns, Sagar and Rajashree cement
for other purposes.
From whom do you procure steel and wood?
Steel from VSP and On the Rise Path, Wood
from Pusala Timbers, Madhapur.
What is your marketing strategy?
We advertise in all the leading newspapers about
our projects. We have some agents who go to the
potential customers and book the flats. We pay them
1% of the total value of the deal as commission.
We also participate in all exhibitions. 
What is the present position of real estate
in Hyderabad? How has the entry of multi nationals
and development of IT, influenced real estate?
If the construction quality is good and if it is
located in a commercial area, you can sell it before
its completion. Friendly house finance schemes are
promoting the real estate business. Entry of multinationals
and the development of IT have certainly influenced
the real estate market. The rents of the commercial
complexes located in prime locations have gone up
by 20% to 40% in last two years.
How have the government policies helped the
real estate sector?
Government policies are not at all helpful to us.
They are charging 14% of the market value of the
property as registration charge besides hefty betterment
charges, water connection, drainage connection and
impact fee. The Urban Land Ceiling Act is
the major obstacle for the development of real estate
in Hyderabad. I wish the act will be scrapped as
early as possible in line with neighbouring states.
